Fagge, one of the well-known residential neighbourhoods in Kano State, is increasingly taking on the character of a commercial district as businesses expand into areas once dominated by homes.
The neighbourhood, located close to some of Kano’s major commercial centres, has experienced growing commercial activities, with shops, warehouses, markets and other businesses occupying spaces previously used primarily for residential purposes.
Residents say the transformation has brought economic opportunities and improved access to goods and services, but it has also created challenges for people living in the area.
The expansion of commercial activities has contributed to increased human and vehicular traffic, particularly during business hours. Residents also complain about noise, congestion, waste disposal and pressure on available parking spaces.
Some houses have reportedly been converted into shops, offices and other commercial facilities, gradually changing the character of parts of the neighbourhood.
Urban development experts have often stressed the need for proper planning when residential areas experience rapid commercial growth. They argue that authorities need to regulate land use while ensuring that infrastructure keeps pace with population and business activities.
For some residents, the transformation reflects Kano’s expanding economy and the growing demand for commercial space. For others, it raises concerns about the future of residential life in Fagge.
As commercial activities continue to spread, the challenge for authorities is to balance economic development with the need to preserve safe, functional and liveable residential communities.
