Two Bedroom Rent in Ikoyi Climbs to N17.25m as Lagos Housing Costs Surge

The average annual rent for a two bedroom apartment in Ikoyi, Lagos, has risen to N17.25 million in 2026, reflecting the continued surge in residential property costs across some of the city’s most sought after neighbourhoods.

The figure is contained in the 2026 Lagos Island Residential Market Report, which tracks rental prices, property values and land costs across Ikoyi, Victoria Island, Lekki Phase 1 and Ikate.

According to the report, Ikoyi remains the most expensive of the four residential markets surveyed for two bedroom apartments. The current average rent represents a substantial increase from N8 million recorded in 2022, translating to a rise of more than 115 per cent over the period.

Victoria Island followed closely, with the average annual rent for a two bedroom apartment reaching N15 million in 2026, up from N6.57 million in 2022. Lekki Phase 1 recorded an average rent of N10 million, compared with N4 million four years earlier, while Ikate recorded N8.5 million, rising from N3 million in 2022.

Although Ikoyi recorded the highest rental value, Lekki Phase 1 posted the strongest rental growth among the four markets, with a five year compound annual growth rate of 35.9 per cent. Victoria Island followed with 33.5 per cent, while Ikate recorded 29.6 per cent and Ikoyi 22.6 per cent.

The rising rental costs have been attributed to strong demand, limited land availability, higher construction costs and the growing concentration of high income residents, expatriates, diplomats and corporate executives in the prime locations.

Ikoyi’s position as a premium residential district has continued to support rental values despite broader economic pressures. Its proximity to major business districts, diplomatic missions and high end commercial areas has sustained demand for residential accommodation.

The report also highlights the effect of rising construction costs on the housing market. Developers have faced higher expenses for building materials, energy and other inputs, while naira depreciation has increased the cost of imported materials and raised property replacement costs.

Across Lagos Island, more than 30,000 residential units are estimated to be in the development pipeline between 2024 and 2027. About 73 per cent of the projects are reportedly under construction, while others remain at the planning stage or have been placed on hold.

Despite the increase in housing supply under development, demand continues to exert pressure on rents, particularly in areas with strong infrastructure, security and access to commercial centres.

For tenants, however, the rapid increase in rents presents a growing affordability challenge. Households unable to meet the rising cost of accommodation in prime areas may increasingly be forced to consider locations farther from major employment centres, potentially increasing transportation costs and commuting times.

The sharp increase also reflects the wider pressures facing Nigeria’s real estate sector, where inflation, currency depreciation, high financing costs and expensive building materials have combined to raise the cost of developing and maintaining residential properties.

For property investors, the sustained rental growth in Lagos Island continues to present opportunities, particularly in locations with strong tenant demand. However, the high entry costs in premium districts such as Ikoyi and Victoria Island mean that affordability and rental yields remain important considerations.

The latest figures underline the widening cost of living pressures in Lagos, where access to well located housing is becoming increasingly expensive. With rents continuing to rise across major residential districts, housing affordability is expected to remain a key concern for residents, developers and policymakers.
